At Kemah Holdings, our philosophy is that we strive to develop properties that are affordable for the tenants who will occupy them, yet still provide investment grade returns and maximize capitalization rates.
We take educated risks that allow us to make informed decisions regarding acquisitions, we focus on identifying the highest and best use for any particular property and we develop and construct the property in house to achieve a maximum value.
Our investment strategies include joint venture investments, traditional finance and cash equity buy ins. We know the costs, we know the designs that work and we know the return ratios that create a solid investment.

In 1999, the founders of Kemah Holdings, LLC embarked on a bold venture, investing their life savings in a pristine 7-acre tract in the tranquil coastal town of Kemah, Texas. Nestled on Anders Lane, this undeveloped land, surrounded by nature, became the canvas for their aspirations. With a well that spoke of promise and the allure of country living, the founders struck a deal with the landowner, committing to a monthly payment of $1,000 as they dreamt of building their future home on this picturesque property.
As the founders contemplated their dream home, an unexpected business opportunity came knocking. Opting to seize the moment, they diverted plans and chose to erect a 3,000 square foot metal building to house their new venture. A $25 permit fee, a firm handshake from the welcoming building official, Frank Jones, and the founders were on their way to contributing to Kemah’s future. The journey took an unexpected turn when a local real estate broker proposed expanding the building to accommodate a tenant. Drawing on their construction background, the founders embraced the challenge, securing a loan to broaden their horizons.
With the first tenant settled in, the founders realized the potential in developing and leasing commercial space. The property expanded rapidly, witnessing the construction and leasing of 25,000 square feet of office warehouse space. Though the original property transitioned to new ownership, the visionaries behind Kemah Holdings were already setting their sights on acquiring more land in Kemah to embark on the next chapter of development.
In 2004, Kemah Holdings, LLC officially emerged, dedicated to acquiring and developing commercial real estate. Despite the evolving landscape of loans, construction costs, and market demands, the company persisted in expanding, investing, and contributing to the community it proudly calls home. Presently, Kemah Holdings LLC manages multiple office warehouse properties, with new projects underway in the Clear Lake area. As history unfolds, Kemah Holdings, LLC remains committed to shaping the future of commercial real estate in the communities it serves.
